Eastgate Crossing Tenant Checklist

The below list contains important items that should be completed to help ensure you’re prepared to re-open your business as soon as possible.

Please note that this list may not be exhaustive based on the specific needs of your business, space, or lease. The list aims to provide a helpful reference of must-do items for you to return your business to operation as soon as possible. This page will be updated as new information and requirements are identified.

  • 1. Clear Your Space For Remediation

    • If you have not done so already, please remove all belongings, inventory, and equipment necessary from your space to allow clear access for remediation crews. In order to complete remediation work, clear and safe access to each space is required.

    • The Hillmann (environmental and safety specialist) Report that each tenant received provides a useful blueprint for the remediation required in each space.

    • Once your space has been cleared, please notify us immediately so that BluSky or your preferred vendor can begin their remediation. Kite will bear the cost for the following work:

      • Extract any remaining water

      • Dry out / dehumidify the space

      • Remove the flooring and perimeter drywall as necessary

      • Replace the removed perimeter drywall and restore the electrical outlets within those perimeter walls

  • 2. Provide Kite Your Insurance Information

    • To ensure mutual coordination and proper documentation, please provide Kite with your insurance details by emailing the following information to eastgate@kiterealty.com:

      • Your Insurance Carrier

      • Your Claim Number

      • Your Adjuster’s Name and Contact Information

  • 3. Electrical Permit Application

    • Please Note: If utilizing BluSky, they will manage your Electrical permit application process.

    • To apply for your electrical work permit, visit Chapel Hill’s ‘Online Permit Portal

    • Within the Online Permit Portal, select the ‘Trade Work Only Permit’ application. This is an expedited permit focused solely on electrical work.

    • Be sure to include the words “FLOOD PRIORITY” within your permit description so it receives urgent attention - the Town of Chapel Hill will be expediting all permit applications related to flooding.

    • All permit fees will be waived through 7/31.

  • 4. Commercial Permit Application

    • Please Note: If utilizing BluSky, they will manage your Electrical permit application process.

    • Please Note: All of your electrical work on the perimeter walls must pass Town inspection before drywall can be put up.

    • Please Note: If you are not using BluSky for reconstruction, you and/or your contractor will need to submit a Tenant Narrative Form for Commercial Construction Permit along with your permit application.

    • To apply for your commercial restoration permit, visit Chapel Hill’s ‘Online Permit Portal

    • Within the Online Permit Portal, select the ‘Commercial Permit’ application.

    • Be sure to include the words “FLOOD PRIORITY” within your permit description so it receives urgent attention - the Town of Chapel Hill will be expediting all permit applications related to flooding.

    • For Property Type, select:

      • ‘Mercantile’ - if your business sell items

      • ‘Business’ - if your business provides transactional services

      • ‘Assembly’ - for restaurants

    • For Project Type, select:

      • ‘Damage Repair/Reconstruction’ - if you are restoring your space to pre-flood conditions

      • ‘Interior Renovation/Remodel’ - if you are altering your space from its pre-flood conditions

    • All permit fees will be waived through 7/31.

    • To aid in this effort, the Kite team will be at the full disposal of every tenant for consultation and assistance in expediting individual construction efforts and offering professional expertise and recommendations.

    • We will follow up with additional details as they are learned.

  • 5. Hillmann Reinspection

  • As part of the recovery process, a reinspection by Hillmann (environmental and safety specialist) of your remediation work is required for every space before reconstruction (i.e., drywall or walls) can begin. This reinspection is a necessary step to ensure your space is clear of moisture and safe for rebuild activity.

    Why it Matters:

    • The reinspection ensures compliance with health and safety standards.

    • It verifies that remediation for the findings in Hillmann’s initial report on your space has been completed properly.

    • The reinspection must be completed prior to any walls going back up.

    Coordinating the Reinspection:

    • If you are working with BluSky: They will automatically coordinate the Hillmann reinspection for your space.

    • If you are NOT working with BluSky: Please notify us as soon as you believe your space is ready for reinspection by emailing eastgate@kiterealty.com, and we will help coordinate your reinspection with the Hillmann team.
